2. The lessee is required to pay 3 months advance and 3 months security deposit, minimum lease term is oneyear. The 3 months advance is credited upon the last 3 months of the lease term.
3. The client must submit all standard requirements stated in our Checklist of Requirements, including Post dated checks ( PDC’s) for the monthly rental and they shall sign the Contract of Lease before they can move- in to the property.
4. Move-in is upon payment of the three (3) months deposit and three (3) months advance and upon execution of the Contract of Lease.
5. The client is given an Option Period of 1 YEAR, to decide whether to purchase the unit or not subject to evaluation and approval of Taft Property.
6. If undecided to purchase upon end of the 1 YEAR option period, the contract will remain a lease agreement and may be renewed or terminated as requested.
7. The cost of repair of damages will be deducted from the security deposits, when the lease contract isterminated.
8. When the client decides to purchase the property, he shall advice the developer in writing about the intent. Only the amount paid as rent for the 1st year lease term shall be credited as partial payments of the unit. Any payment after the 1st year shall still be treated as rentals. Payment arrangement on the remaining balance shall be set upon approval of Taft Property of the purchase. The Contract of Lease shall then be converted to an absolute purchase agreement.
9. The package price shall be based on the Total Contract Price at the time the client decided to purchase the unit and current promotions will be availed.
B.) EARLY MOVE IN/ HOUSE TURN OVER - For Constructed and Ready for Occupancy Units
15% DP - Payable in 1 month 15% DP - Balance payable in 24 months @ 16% p.a. 70% Loanable Amount - Payable thru Bank Financing
Requirements for House Turn over:
1.)At least 15% payment of the package price and Unit is ready for Move-in or Transfer. 2.)Post-dated checks for the 2nd 15% DP 24 months to pay and 1 PDC for the remaining 70% balance which is to be processed with the bank before the end of the 24 months period. 3.) The client must submit complete financial documents and other legal documentation required by the developer and has signed the developers documents.
C.) EXTENDED DOWN PAYMENT - 30% DP payable in 18 months without interest
